The regulations with regard to selling one's real estate is not as stringent as buying but still subject to some rules. It is best to discuss the details with our Executives. Some basic information is provided below.
Private Residential
In the private residential segment, as a general rule, as long as one can repay the outstanding home loan in full to the financial institution there should not be any problems selling the real estate. This is provided you have a clean title which does not cause the buyer to have to contend with others for the real estate. Another requisite is that all who have a share, whether held in joint-tenancy or tenancy in common, in the real estate have to agree to sell the real estate.
HDB Residential
The terms and conditions for HDB residential properties are put in place to prevent speculation in HDB residential real estate. Owners who purchased their HDB flats from HDB directly or from resale market cannot dispose off their real estate within 5 years from the date of signing the Sale and Purchase Agreement.
Executive Condominium
Owners who purchased Executive Condominiums cannot dispose their real estate within five years from the date of signing the Sale and Purchase Agreement. After that, they can only sell it to Singaporeans or Singapore Permanent Residents. After ten years, the Executive Condominium is free from restrictions and can be sold to non residents.
HUDC Residential
HUDC residential real estate is classified into privatised and non-privatised. For those privatised HUDC properties, they are no different from the usual private properties. Lending come from the banks and a management corporation oversees the estate. There are no restrictions on the owner when he/she intends to sell the property. However, for a HUDC property that has not been privatised, there is a time bar of five years before the owners can sell the property, measured from the day they signed the Sale and Purchase Agreement.
